Choose the Ready Rooter Way
Save Over $340 a Year with Convenient Pricing!
The Ready Rooter Maintenance Plan offers homeowners unbeatable value, saving over $340 annually while making sure your plumbing stays in top condition. With a simple, convenient pricing model, you’ll gain peace of mind and a well-maintained home, all without breaking the bank.
Ready Rooter Maintenance Plan
One whole-home plumbing safety check every year, priority scheduling when something goes wrong, and member pricing on repairs — for less than most homeowners spend on a single emergency call. Members save over $340 a year.
The point of the plan is simple: almost every expensive plumbing failure we repair gave warning first. A slow drain, a weeping valve, a water heater running on sediment. Found early, those are small jobs. Found late, they are the reason someone is mopping a floor at 2 a.m.

Comprehensive Annual Plumbing Safety Check
Members enjoy an annual Whole Home Plumbing Safety Check that includes:
With this thorough service, your plumbing system will remain safe and efficient all year round.
What your annual safety check covers
A technician walks the whole house. Not a glance under one sink — every fixture, every accessible run, and the equipment that fails expensively.
Drains and sewer
- Flow test at every sink, tub, shower and floor drain
- Check for gurgling, slow draining and cross-fixture reactions — the early signs of a main line problem
- Trap and vent check on fixtures that see little use
- Accessible cleanout located and confirmed usable, so nobody is hunting for it during a backup
Toilets
- Flush performance and refill operation
- Dye test for silent tank-to-bowl leaks — the ones that quietly add to a water bill for months
- Base seal and floor check for movement or moisture
- Supply line and shutoff valve condition
Water heater
- Visual inspection for corrosion, scale and signs of seepage
- Temperature and pressure relief valve check
- Sediment assessment, with a flush recommendation if your unit needs one
- Connection and venting inspection
Supply side
- Water pressure reading at the hose bib — high street pressure destroys fixtures and joints quietly, and most homeowners have never measured it
- Pressure reducing valve checked where one is installed
- Under-sink supply lines and angle stops inspected for corrosion and brittleness
- Main shutoff located, labeled and confirmed operable — so you can find it in the dark
- Exterior hose bibs checked for leaks and freeze damage
Visible pipe and fixtures
- Crawlspace and basement runs inspected for corrosion, damp and prior repairs
- Faucets and fixtures checked for drips and mineral buildup
- Washing machine hoses and laundry standpipe inspected
- Sump pump tested where one is installed — before the rain, not during it
Your written report
You get a plain-language summary: what is in good shape, what to watch, and what needs attention now. No jargon, no pressure, and no recommendation without a reason you can see for yourself.
What membership includes beyond the check
- Priority scheduling. Members go to the front of the queue when something breaks.
- Member pricing on repairs. Applied to any work that comes out of your check or any call you make during the year.
- Free second opinion. Quoted a big repair by someone else? We will look at it and tell you what we actually see.
- We book the check for you. No remembering, no lapsing. We reach out when it is due.
- Over $340 in annual savings versus paying for the same services separately.
Why an annual check pays for itself
Three things account for most of the emergency calls we run, and all three are visible long before they fail:
- A drain that has been slowing for months. Cheap to clear while it still flows. Expensive once it backs up into a tub — see the earliest signs of a sewer problem.
- A water heater running on sediment. It works harder, costs more to run, and fails sooner. A flush at the right interval adds years.
- A supply line or angle stop going brittle. A few dollars to replace on a scheduled visit. A flooded floor when it lets go unattended.
Add a sump pump nobody tested before the wet season, and you have the shortlist for what we get called about at night — emergency plumbing is the most expensive way to buy plumbing.
Is the plan right for your home?
We would rather tell you now than sell you something you do not need.
The plan makes clear sense if
- Your home is 25 years or older
- You have mature trees anywhere near the sewer line's path
- You have cast iron, galvanized or clay pipe — see why cast iron gets replaced
- You have had more than one drain or plumbing issue in the past two years
- You own a rental and need problems found before a tenant finds them
- You would rather have a scheduled expense than a surprise one
You may not need it yet if
- Your home is newly built and still under builder warranty
- You recently bought and already have a full sewer inspection on file
- Nothing has been slow, noisy or damp in years
In that case, start with a one-off camera inspection or an annual drain cleaning and join later if it makes sense.
How it works
- Call or book online. We confirm your home's details and get you enrolled.
- We schedule your safety check at a time that suits you — ideally before the wet season, when sump pumps and yard drains matter most.
- The technician walks the house and goes through the findings with you before leaving.
- You decide what happens next. Anything needing work is quoted at member pricing. Nothing proceeds without your approval.
- We stay on call all year with priority scheduling, and reach out when your next check is due.
Frequently asked questions
How much does the maintenance plan cost?
Call (425) 529-5377 and we will give you the membership rate for your home along with exactly what it covers. Members save over $340 a year compared with buying the same services individually.
What if you find a problem during the check?
We show you, explain what it means, and quote the repair at member pricing. You are never obligated to have the work done, and nothing happens without your approval.
Does the plan cover repairs themselves?
The plan covers the annual safety check and gives you member pricing on repairs. Repair work is quoted separately so you always see what you are paying for.
How long does the safety check take?
Usually one to two hours depending on the size of the home and how accessible the crawlspace, water heater and shutoffs are.
Can I join if something is already wrong?
Yes. Call and describe what is happening — we will tell you whether it needs attention first or whether it can simply be handled during your check.
Does it cover my sewer line?
The safety check assesses drain performance and looks for the signs of a developing sewer problem. A full camera inspection of the lateral is a separate service, and we will tell you plainly if your home is one that should have one.
Is this worth it for a rental property?
Often more than for an owner-occupied home. Tenants report problems late, and a scheduled annual check finds what nobody called you about.
What areas do you cover?
King, Pierce and Snohomish counties. See where we work.
